Wire deadlines land at 4 p.m., a borrower is finishing a shift at Baptist Hospital, and the title company needs the package back in Atlanta before the courier cut-off. Mobile Notary Public Kendall exists for exactly that pressure. We are a mobile loan signing service based in Kendall, Florida, and we drive the signing table to wherever the borrower actually is: a kitchen in Hammocks, a conference room off Kendall Drive, a break room in Doral, or a lobby in Pinecrest at nine o'clock at night.
Every signing is handled by a certified signing agent who is commissioned by the State of Florida, background screened through the National Notary Association, and carries errors and omissions coverage. That combination is what most title companies, escrow officers and mortgage lenders require before they will release a package, and it is what protects a borrower from a funding delay caused by a missing initial or a mis-dated notarial certificate.
We work across the full Kendall footprint — West Kendall, East Kendall, Kendall Lakes, The Hammocks, Three Lakes, Sunset, Killian, Country Walk and Richmond West — and travel throughout Miami-Dade and into south Broward when a file demands it.
Loan packages are not interchangeable, and a signing agent who treats them that way is how documents come back rejected. A conventional refinance runs roughly 100 to 150 pages and hinges on the note, the deed of trust or mortgage, the closing disclosure and the right of rescission — and in Florida the rescission dates are the single most common reason a package gets kicked back. A purchase package adds the deed, the owner's affidavit, the FIRPTA certification and frequently a homestead declaration. A HELOC is shorter but carries its own rescission math. A reverse mortgage requires patience, plain-language explanation of what each document does, and a counseling certificate that must already be in the file.
We also handle seller-only packages where the seller signs the deed, bill of sale and closing statement without ever touching the loan documents, cash purchase closings, loan modifications, deeds in lieu, short-sale packages and construction draw signings. If your title company sends a document set we have not seen before, we read it fully before we knock on the door.
The order of operations matters more than speed. You email the package; we confirm receipt within minutes and flag anything obviously missing, such as an unnumbered closing disclosure or a legal description that does not match the county record. We print on a dual-tray laser printer so legal-size documents come out legal-size — a detail that quietly causes rejections when a signing agent shrinks a mortgage onto letter paper. We tab every signature and initial point, then bring a full borrower copy set at no charge.
At the table we verify identification, confirm each signer understands what they are signing without offering legal or lending advice, and walk the package in the order the lender expects. Standard refinances take 45 to 60 minutes. Purchases with two signers usually run a little over an hour. When we leave, we scan back to the escrow officer the same day and drop the originals at the FedEx or UPS station on the return label.
Title companies working with out-of-state lenders live and die by the scan-back. We scan the executed package at full resolution on the day of the signing, name the file to your convention, and upload to your portal or email it before the courier drop. If a page needs correction, we would rather find it in our car than have your funder find it tomorrow morning.
Printing, tabbing, the second borrower copy, and the drop-off at a staffed shipping location are all part of the fee — no surprise line items for paper or mileage inside our core Kendall service area.
Bring an unexpired government photo ID for every person whose signature is being notarized. Florida notaries can also identify a signer through a credible witness who personally knows them and carries their own ID, but that must be arranged in advance. If your closing disclosure calls for funds at signing, have the cashier's check or the wire confirmation number available.
All signers should be present at the same time and in the same room. If a spouse must sign the mortgage but is out of town, tell us early — a separate appointment is easy to schedule, a surprise at the table is not. Please do not pre-sign anything. A notary must witness the signature to notarize it, and pre-signed pages have to be reprinted.
We take assignments directly from title companies, escrow firms, signing services and attorneys, as well as from individual borrowers arranging their own closing. Confirmation goes out with the appointment time, the borrower's confirmed address and a direct phone line for the signing agent handling your file. If a borrower reschedules, you hear it from us before you hear it from them.
Confidentiality is not a marketing line in this work. Packages contain full Social Security numbers, account balances and loan terms. We shred nothing on-site, transport documents in a closed case, and store no borrower data beyond the journal entries Florida law requires us to keep.
Florida sets the maximum statutory fee for the notarial act itself at ten dollars per signature. Everything above that is a delivery fee based on your location — the distance we travel from Kendall to reach the signing. The fee is legal, disclosed up front, and quoted before we accept the assignment. Pricing depends on the size of the package, whether we print, the distance from Kendall and the time of day.
You get one number before we start. A closing in Kendall or West Kendall carries a lower delivery fee than one in Homestead, Doral or northern Miami-Dade, because the fee tracks the actual drive to your door. Weekend and after-hours closings carry a modest premium, and rural or long-distance travel outside Miami-Dade is quoted individually. We do not add fees after the signing.
Most closings we take with under two hours' notice happen after five o'clock, because that is when borrowers are finally home. We are available 9 a.m. to 7 p.m. seven days a week, and we regularly take late signings by arrangement when a funding deadline requires it.
If you have a package that must be signed tonight, call rather than email. A phone call gets you a definitive yes or no on availability within a minute or two, and if we cannot cover it we will say so immediately rather than leaving you searching at eight o'clock.
Our core coverage runs from Kendall Drive out to Krome Avenue and east to US-1: West Kendall, East Kendall, Kendall Lakes, The Hammocks, Country Walk, Three Lakes, Sunset, Killian, Richmond West, The Crossings, Devon-Aire and Olympia Heights. We also close daily in Pinecrest, Palmetto Bay, Cutler Bay, Coral Gables, South Miami, Doral, Westchester, Homestead and Miami Lakes.
Location is flexible. We have closed packages in title company conference rooms, hospital cafeterias, real estate brokerages, warehouse offices in Medley, airport lounges and more than one driveway. Tell us where the borrower can concentrate for an hour and we will be there.
In Kendall, a large share of borrowers are more comfortable conducting a closing in Spanish. Every appointment is staffed by a Spanish-speaking signing agent, so a borrower can ask what the escrow holdback is or why the note rate differs from the APR and get an answer in their own language.
A notary cannot explain loan terms or give legal advice in any language — that boundary does not move. What we can do is identify each document by name, point out where the lender expects a signature, and make sure a borrower who wants to call their loan officer mid-signing can do so before signing anything they do not recognize.
Florida authorizes remote online notarization, and some lenders accept hybrid closings where a portion of the package is signed electronically and only the recordable documents are wet-signed in person. Whether that is available depends entirely on the lender, the title underwriter and the county recorder — not on the notary.
For most Miami-Dade closings the recordable instruments still need a wet signature and a physical seal, which is why the mobile in-person signing remains the default. If your title company has approved a hybrid workflow, send the instructions with the package and we will follow them precisely.
Call to check availability, describe the package type and the borrower's location, and we will confirm the fee and the window on the phone. Email the documents when they are ready; if a closing disclosure is still being revised, send the package as soon as it is final and we will still make the appointment.
